At the start of a lease an independent surveyor records the condition of the property room by room, with photos, meter readings and existing defects. Under the Flemish Residential Lease Decree a joint check-in report is mandatory for a main residence.
The cost is split 50/50 between tenant and landlord by law. A studio costs € 302.50 incl. VAT at PB Expert, so € 151.25 per party.
At the end of the lease we compare the property with the check-in report. Rental damage is clearly separated from normal wear and tear, so the deposit can be released faster and without disputes. A check-out costs 25% less than a check-in.
Before demolition, renovation or new-build works we record the condition of adjoining buildings. If cracks or other damage appear later, the report proves what was already there. Usually the developer or contractor pays.
For shops, offices and hospitality we charge per m², excluding VAT. Estate agents, property managers and syndics get priority scheduling and central invoicing.
